Campus 244 is a mixed-use development in Atlanta’s Central Perimeter area, blending office, hospitality, and retail functions on a 12.8-acre site adjacent to the Dunwoody MARTA station. The plan reimagines an existing three-story, 1970s office building, originally headquarters for a poultry company, into a five-story modern workspace with terraces, breezeways, and other tenant amenities. Large floorplates and upgraded infrastructure aim to create an environment that emphasizes openness, fresh air, and flexibility for a wide range of tenants.
A key component of the redevelopment is a two-story mass timber overbuild atop the existing concrete and steel structure. The overbuild uses dowel-laminated timber (DLT) panels supported by a glulam purlin/beam and column framing system, forming large spans and high ceilings. This structural system creates vault-like interior volumes and minimizes MEP visuals while maintaining a lightweight structure that is compatible with the existing building below.
Both new levels tie back to concrete cores aligned with upgraded shear walls in the floors below. This approach ensures efficient load transfer while preserving the building’s capacity to accommodate modern office layouts, generous ceiling heights, and improved indoor-outdoor connections.
StructureCraft was the structural engineer of record and timber design-builder for the 2-story overbuild, working closely with S9 Architecture and Winter Construction. The project is now complete and open for tenants, creating a high-class office space for Atlanta professionals.
