Florida's First Mass Timber Office
T3 FAT Village, one portion of the larger mixed-use development in Fort Lauderdale, is a 6-storey office building that offers 180,000 SF of Class AA sustainable office space. It is the first major mass timber development in Florida and signals a new standard of construction for the state.
Architecturally, large windows flood the interior with natural light, enhancing the open and biophilic environment that mass timber promotes. The exposed timber structure adds an industrial aesthetic and strengthens the development’s focus on wellness and reduced carbon emissions. The seamless integration of indoor and outdoor spaces at the ground level further connects the building to the neighborhood, contributing to FAT Village’s vibrant community atmosphere.
The building's structural system features 5 storeys of glulam beams and columns supporting DLT (dowel-laminated timber) panels, creating a fully exposed timber office. The lateral system comprises external steel bracing, and the building rests on a concrete podium. Designed with sustainability in mind, the mass timber elements are PEFC-certified, and the building targets LEED Gold, WELL building certification, and Wired Score Platinum certification.
This project, our first in Florida, comes after four other T3 buildings successfully delivered for Hines in Minneapolis, Atlanta, Toronto, and Nashville.
